Au Cap, Mahe, Seychelles

Taylors avenue developments ltd are happy to be able to offer for sale this exciting development opportunity in what has frequently been described as "paradise".

The development is split into two distinct areas, the first being a beachfront offering sea views and the second being a hilltop area connected to one of the Seychelles many national parks.

The Seychelles

The Seychelles has for many years beed synonymous with unspoilt beauty and the ultimate luxury in holiday paradise. It is a young Republic (it became independent in 1976) and has about 75,000 inhabitants who speak English and French, in addition to Creole.

Off the beaten track in the Seychelles you will discover and fall in love with its scenic beauty and the Creole people known for their warm hospitality, exotic cuisine and cheerful temperament. This is the ideal place the swimming, sunbathing on deserted beaches and romantic walks in a heavenly setting!

The Seychelles are one of the last unspoilt paradises on earth, nearly 50% of the islands of the Seychelles are set aside as national parks and UNESCO world heritage land, and as such land for development is becoming increasingly sparse.
Talcum powder sand beaches and deep turquoise waters meet you as you land, the amazing beauty of the Seychelles is accented by the sub equatorial climate which offers glorious weather throughout the year.

The island of Mahe boasts many high quality hotels offering varying degress of luxury, however currently lacking in the Seychelles are modern spacious western styled apartments or villas, it was this revelation that led to our extensive research and subsequent purchase of the development land available today.

The tourist indusrty in the Seychelles is extremely buoyant, it is seen as the destination of choice for the discerning traveller that seeks a completely different pace of life. Since the September 11th attacks that caused a sharp decline in most of the worlds air travel the Seychelles tourist industry has flourished back to become one of the island groups most valuable sources of income.

The opportunity

The current crème de la crème with regards to holiday luxury and exclusiveness on Mahe Island is without doubt “The Banyan Tree” spa and resort.

The banyan tree offers various one double room (with child bed) en suite bathrooms, plunge pool and outdoor seating areas at an average rate of 1975 euros per night on a bed and breakfast basis.

From our consultations with various specialist travel agents and direct communication with the Seychelles tourism board we have recognised an unfilled gap in the holiday accommodation currently available to visitors to the Seychelles .

At the present time the more discerning travellers especially those who wish to holiday as a family have a slim choice of accommodation, the only offerings being hotels, spa resorts such as the Banyan tree or very simple and small holiday apartments.

These small holiday apartments are usually only stocked with the most basic of appliances and are simply not up to the standard of comfort and finish that most western travellers would expect.

The opportunity exists to develop substantially large and spacious villas to meet this gap in the current market.

The concept of villas that appear to follow traditional Creole architectural influences on the exterior yet provide modern and luxurious western style interiors that also include contempory, furnishings and appliances and perhaps most importantly are finished to a high standard has been met with much enthusiasm by both travel agents and existing travellers to the Seychelles.

Rental income alone would make such a development an attractive prospect to individual private investors, yet the exclusivity and status associated with owning such a property in one of the worlds premiere holiday destinations makes such an investment a simply unmissable opportunity.

Many formats are possible for the marketing of the development, options available include sale “off plan” of individual units to private individuals and even block sales of villas to larger investors or perhaps an outright sale of the completed project to a large investor. In this light Virgin Atlantic showed great interest in the project as an exclusive resort subject to successful negotiations with the government to allow landing permissions for its fleet.

The Property

Parcel 1,
Approx 1 acre (exactly 5470 square metres) of  property extending from the beach rearwards up a slight incline. This plot is unusual as it extends past the road which follows the coastline to include a section of the beachfront itself.

This parcel of land had up until recently full planning permission for the construction of four luxury villas each with a sea view, in addition to the villas the section of beachfront would be suitable for the development of a communal seating / dining area.

After substantial market research, plans have been drawn (attached) for four two storey apartment blocks each containing two luxury apartments of two thousand square ft each and will shortly be re-submitted for planning approval.

Please note, as part of the original conditions for the purchase of this property one block would be retained by the former owner.

Parcel 2,
The second and largest area for development consists of approx 17 acres (69200 square metres) of hillside development land adjacent to one of the islands UNESCO world heritage sites. As you can imagine, this parcel of land boasts a natural beauty that is simply unparalleled, In fact with correct planning and property placement this parcel should afford all villas sea views.

This site has been provisionally sub-divided for 10 large plots with a view to developing luxury villas on each plot.

Indications have been given by the relevant authorities that a planning application of this nature would be in line with the national development plan and as such likely to succeed.

In addition to this, customs duties reductions, and tax breaks are available for tourist developments in the Seychelles .

Access to the property has been granted by the neighbouring land owner (an easement has been granted).
